The first-visit rule

Most builders only honor buyer representation if your agent is registered at your first visit or comes with you. Depending on the builder, that first contact can include signing a guest card at the sales center or submitting an online interest form. Before you visit a model or fill out a form, send Jaime the community name and he’ll register you.

New construction in the city works differently

In Cherry Creek, Hilltop, Belcaro, Washington Park and other central neighborhoods, new construction usually means infill: a modern duplex or custom single-family home built by a local builder on a redeveloped lot, often sold before or during construction.

There’s no model home or sales center, so the questions are different: the builder’s track record, specifications and allowances, warranty terms, zoning and what the neighbors might build next. Jaime lives in Cherry Creek and can help you evaluate Central Denver infill as carefully as a master-planned community.

Understand the metro district before you sign

Many new communities in Colorado are inside a metropolitan district, a special taxing district that finances roads, water lines, parks and other infrastructure. The district’s mill levy appears on your property tax bill for years, and it can differ significantly between two communities a few miles apart.

When you compare builders, compare the total mill levy and the full monthly cost, not just the price of the home. Jaime includes this in every new-construction comparison.

Does it cost more to bring my own agent to a builder?

In most new-home communities, no. Builders set their prices whether or not you have an agent, and most budget for buyer-agent compensation. Terms vary by builder, so Jaime confirms the details for any community before you commit.

Do I have to use the builder’s preferred lender?

Usually not, but the best incentives are often tied to the builder’s lender. Compare full Loan Estimates side by side; sometimes the incentive is worth it and sometimes an outside lender wins.

Do I really need an inspection on a brand-new home?

Yes. Independent inspections before drywall and before closing catch issues while they are still easy to fix. City inspections check code minimums, not workmanship.

What is a quick move-in home?

A home the builder has already started or finished without a buyer. They can close in weeks rather than months, and they often carry the strongest incentives.

What is a metro district, and why does it matter?
